The Kand-Kaav Villa, a remarkable architectural endeavor by ABAR Office, stands as a testament to innovative design on a complex sloped landscape in Shandiz, Iran. Completed in 2024, this 690 square meter residence challenges traditional notions of villa construction in the region. Situated near a seasonal river, the project meticulously navigates mandatory boundary considerations and client aspirations, culminating in a dwelling that not only harmonizes with its natural surroundings but also reimagines the concept of a weekend retreat.

The genesis of Kand-Kaav Villa stemmed from a client's dissatisfaction with conventional designs that failed to meet their specific needs. Previous architectural plans, though complete, lacked a profound connection to the users' lifestyle and offered generic programmatic solutions. This prompted ABAR Office to embark on a comprehensive redesign, focusing on the nuanced distinctions between urban and rural living environments. The prevailing regional regulations, which permit two stories above ground and one basement level, often lead to a monotonous architectural landscape. Such repetitive typologies, akin to apartment buildings, tend to obstruct scenic views and disrupt the inherent beauty of the natural terrain.

In response to these challenges, ABAR Office crafted a design that transcends mere structural compliance. The villa's form and orientation are carefully conceived to maximize natural light and ventilation, while preserving the breathtaking vistas of the valley.
