Located at a strategic vantage point overlooking Brussels, this project exemplifies the seamless integration of historical brutalist architecture with contemporary living and working requirements, emphasizing panoramic views and a serene environment.

From Military Structure to Modern Sanctuary: A Visionary Architectural Conversion

A Strategic Vision: Transforming a Military Domain into a Residential and Office Hub

Even before acquiring the property, the client engaged architect Maarten Dekoninck to evaluate the potential of a brutalist military building for public sale. His favorable assessment laid the groundwork for a profound transformation, converting the robust concrete and steel structure into a harmonious blend of residential and office spaces. This early involvement was crucial for shaping the project's direction and ensuring a cohesive design.

The Unrivaled Location: Capitalizing on Brussels' Green Belt Views

The chosen site boasts an exceptional location atop the green belt encircling Brussels. This elevated position provides breathtaking, expansive views of the cityscape, approximately 20 kilometers distant, as well as picturesque vistas in every other direction. The natural beauty and strategic outlook were pivotal factors in the decision to undertake this ambitious renovation, promising residents and occupants an inspiring backdrop to their daily lives.

The Philosophy of Design: The Art of Subtraction in Architectural Remodeling

The core principle guiding this renovation was “to create is to delete.” This philosophy involved a thoughtful process of stripping back non-essential elements to reveal and enhance the inherent qualities of the original structure. By carefully removing and refining, the design team aimed to maximize natural light, optimize spatial flow, and highlight the rugged beauty of the existing brutalist materials, ensuring the new interventions complemented rather than overwhelmed the building's character.

Inspired by the city's coastal identity, the interior reimagines industrial shipyard elements, blending robust structures with a refined softness to reflect the brand's 'Soft Strength' ethos.

This innovative retail environment, spanning 247 square meters, translates the concept of an 'Urban Dockyard' into a contemporary commercial space. Through thoughtful material selection and spatial arrangement, the design creates an atmosphere where industrial rawness meets sophisticated elegance, offering visitors a unique and memorable interaction with the brand.

The Sage MixC Shenzhen store is a testament to how architectural design can effectively communicate a brand's identity and values. By merging the rugged beauty of a dockyard with the subtle power of 'Soft Strength,' the space not only serves its commercial purpose but also becomes an engaging narrative about resilience, innovation, and the harmonious coexistence of diverse elements, inspiring a positive and forward-looking perspective on modern design.

Building on the achievements of its second branch, prominently situated near Jungang-dong's renowned 40 Stairs, DEMER has now unveiled its third establishment. This new location, strategically positioned close to Busan Station, finds itself in a bustling area characterized by numerous office buildings. During daylight hours, the vicinity pulsates with the energy of commuters and pedestrians, creating a vibrant urban tapestry. However, as dusk descends, the lively street transitions into a noticeable quietude.

This distinct shift from a dynamic daytime environment to a tranquil evening setting posed a unique design challenge. The initial inquiry that guided this architectural endeavor was, "Can a space maintain its intrinsic warmth and inviting atmosphere even when the vibrant human activity subsides?" This fundamental question became the cornerstone for the project's conceptualization, aiming to forge an environment that transcends the temporary presence of its patrons, offering enduring comfort and character irrespective of the hour.

The design for DEMER Busan Station Store by 'design by 83' embodies a profound understanding of urban dynamics and human connection to space. It is a testament to the idea that thoughtful architectural and interior planning can imbue a commercial establishment with an enduring spirit, making it a beacon of coziness and a welcoming retreat in an area that otherwise succumbs to the silent embrace of the night.
